The sellers worked hard to make the home look as desirable as possible, but looks don’t tell the whole story.  That’s where your home inspection comes in.

Your home purchase is one of the biggest investments of your life, and it’s important to know exactly what you’re buying.  The best way to ensure this is through a professional home inspection. 

Inspectors examine the whole home, roof, attic, crawl space or basement, electrical and plumbing systems and then provide you with a full-report of their findings including pictures to assist with repairs. Home inspectors cannot see behind walls and there are some things they just cannot inspect. Home inspectors do not provide official septic, well or termite/moisture inspections as a general rule, although any problems observed with these will be noted.

The following are recommended because they have earned referral business based on client feedback. You should choose the inspector that best suits you, who may or may not be on this list. We cannot guarantee or be responsible for your experience with any inspector, nor are we compensated in any way for the referral. This list is provided for your convenience & you may want to speak with more than one before choosing. Some inspectors inspect the roof from the ground using a scope. You should ask about this. Prices vary and are usually in the $350-$400 range, but can be more or less depending on the house & scope of inspection. You will be given the price prior to inspection and payment must be made to inspector at time of inspection. Home inspections are completely optional but strongly recommended no matter the age or perceived condition of the home. If you opt not to have an inspection, you will be asked to sign a waiver stating that you were advised to have an inspection and chose not to do so. There will be a period of inspection allowed after contract is accepted typically 10-14 business days to have all inspections completed and to initiate repair negotiations if applicable. You are encouraged to be present for the inspection. As your buyer’s agent, I will be present for home inspection.
