What do the founders of ForSaleByOwner.com, Craigslist and the owner of BuyOwner.com all have in common? They all used a listing agent to sell their homes. Surprised? Don't be. There's a reason why 80% of FSBO's turn to a real estate agent after failing on their own. There is far more to selling a home than one might expect, never mind the potential legal pitfalls. Few transactions are without hurdles to overcome, and an experienced agent gets you through to the closing table. 

According to the 2021 National Association of REALTORS® Profile of Home Buyers and Sellers...FSBOs accounted for 7% of home sales in 2020. The typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales.

Some might wonder why anyone with such powerful internet presence and capability would need a real estate agent, especially when their sites are geared to DIY real estate. While it has been quite some time now, it's no secret the Founder and former CEO of ForSaleByOwner.com, Colby Sambrotto, tried it alone for 6 months before finally hiring agent Jesse Buckler to sell his New York property. Guess what? The agent used his market knowledge, buyer pool, contacts, marketing, and experience to raise the $2 million purchase price by 7.5%, which more than covered the full brokerage fee and netted the seller a much better profit. Lesson learned. Never underestimate the value of a great real estate agent. 

In summary, it is usually not enough to just put a house on the internet and voila...it's sold and you're done. Pricing, staging, positioning are all crucial for optimal results. Contracts, supplement documents, negotiations, disclosures, inspections, repairs, contractors, title and deed issues, local protocols are part of the myriad of components to a successful real estate transaction. It is statistically shown that sellers net as much or more money using a skilled real estate agent as those who don't, but with the added benefit of less stress. DIY might seem clever, unless or until, it comes back to bite you in an expensive and litigious way. 

Do yourself a favor. Find a great REALTOR who loves the business, cares about clients and doing the right thing. Many of my best friends were previous clients. There is something powerful and lasting when you share that much trust in an event that is sometimes emotional, potentially stressful, definitely life-changing for your family.
