March 2025 Market Update: Local Sales Down, Prices and Listings Up — What It Means for Buyers and Sellers

Spring is here, and with it comes a fresh look at the local housing market in the WAAR region. March delivered a mixed bag of news for buyers and sellers alike, revealing shifting trends in sales activity, home prices, and inventory across our area — including Williamsburg, James City County, York County, Charles City County, and New Kent County.
📉 Sales Activity Softens Regionwide
Total home sales in the WAAR region dropped slightly in March 2025. There were 239 homes sold, marking a 5.2% decline from the same time last year — that’s 13 fewer sales overall.
However, not all areas slowed down:
🕒 Pending Sales Holding Steady
Pending sales (a strong indicator of upcoming closings) were slightly up, with 273 homes under contract — a modest 1.5% increase from last March.
💰 Prices Continue to Rise
Good news for sellers: prices are still climbing. March marked the fifth consecutive month of price gains in the WAAR region. The median sales price rose 14.0% to $459,900 — that’s $56,400 more than a year ago.
These price gains are a direct reflection of tight inventory, buyer competition, and the quality of homes entering the market.
📦 Inventory Finally Rising
After months of limited options, inventory is showing signs of life. The number of active listings surged 43.3%, reaching 678 homes on the market — 205 more listings than this time last year.
This influx provides fresh opportunities for buyers and a signal for sellers that the spring market is heating up.
