If you’re planning to sell a home in New Kent County, Williamsburg, James City County, York County, or the surrounding Virginia markets, here’s an uncomfortable truth that sellers are often unaware of:
A lot of sellers think “being on Zillow” equals being “fully marketed.” It doesn’t.
Zillow, Homes.com, and the big portals are consumer-facing storefronts. Helpful? Sure. But they are not the command center where most real estate professionals (the people who actually write offers every day) do their work. The command center is the MLS - the Multiple Listing Service.
And here’s the distinction most homeowners never get explained:
The MLS is where agents, brokers, and appraisers collaborate using standardized data, required fields, and compliance rules that keep listings consistent and searchable. It’s the backbone of how homes get discovered, analyzed, and matched to buyers through agent tools and auto-alert systems.
Portals often pull listing data from MLS feeds and other sources, then display it to the public. That process can involve delays, missing fields, or edits that don’t match what professionals see in the MLS. (In plain English: the portal version isn’t always the “source of truth.”) Reddit
So if a listing agent says, “Don’t worry, it’ll hit all the websites,” my question is:
But will it hit the right professionals - fast - and in the places they actually search?
Most sellers assume there’s one MLS. There isn’t.
MLS coverage is regional. And depending on where your home is—and where your likely buyer comes from - being listed in only one MLS can be like putting up a billboard on a road your buyer never drives.
That matters a lot in a market like ours where buyers might be relocating from:
Northern Virginia / DC / Maryland corridors
Hampton Roads / Virginia Beach
Richmond / Central Virginia
Even out-of-state (military, federal, remote workers, retirees)
If your marketing plan doesn’t intentionally reach those pipelines, you’re not “fully exposed.” You’re “kind of” exposed.

Square footage, disclosures, HOA details, school info, showing instructions—MLS data is structured for accuracy and professional use.
If your listing plan is basically:
“Put it in an MLS”
“Throw it on Zillow”
