New Kent Is Showing Real Strength in 2026

Latest Single-Family Housing Market Update

The latest published housing data for single-family detached homes shows a market that is becoming more competitive, more selective, and more interesting to watch across region. Inventory is up in every major local market, but not every area is converting that increased selection into stronger closed sales.

That is where New Kent County VA begins to stand out.

When you look at both the year-over-year February numbers and the year-to-date performance, New Kent is showing something many sellers want to see: more listings, more sales, and higher prices overall year to date.

New Kent County: One of the Bright Spots in the Region

In February 2026, New Kent had 68 new listings, up from 50 a year ago, a 36.0% increase. Sales also edged higher from 26 to 27, a 3.8% gain. The average sales price rose slightly from $469,799 to $474,908, up 1.1%. The only softer note in the monthly snapshot was the median sales price, which dropped from $448,725 to $400,000, down 10.9%.

At first glance, that median price drop may look concerning, but one month alone does not tell the whole story. Median price can shift based on the mix of homes that sold in that specific month. If more lower-priced homes closed in February than in February of last year, the median can dip even when the broader market remains healthy.

That broader picture looks much better for New Kent.

Year-to-Date Numbers Tell a Stronger Story

Through February 2026, New Kent County is outperforming many nearby markets in the categories that matter most.

New listings year to date rose from 108 to 135, up 25.0%. Sales climbed from 46 to 57, a 23.9% increase. The average sales price increased from $464,916 to $504,327, up 8.5%, while the median sales price rose from $409,990 to $440,000, a 7.3% gain.

That is a strong set of numbers.

More homes are coming on the market, and buyers are still stepping up and closing. Better yet, prices are holding and even improving on a year-to-date basis. That combination suggests that demand in New Kent is still healthy, even as buyers have more choices than they did a year ago.

For homeowners in Brickshire, The Colonies, Oakmont, Diascund Creek, Quinton, Providence Forge, Lanexa, and other surrounding New Kent communities, it is encouraging news.

Inventory Is Rising, But New Kent Still Looks Balanced

Active listings in New Kent rose from 122 to 157, up 28.7% year over year. Months of supply increased from 3.4 to 4.0 months, a 16.3% increase.

That means buyers have more to choose from than they did last year, but New Kent still does not look overloaded. In fact, compared with some nearby markets, New Kent appears to be in a more balanced position.

James City County saw active listings rise 38.6%. York County saw them rise 34.7%. Williamsburg was up 30.0%. New Kent’s increase, while notable, was lower than those areas, however, its year-to-date sales growth was far stronger than James City and York.

That matters.

A market with rising inventory and falling sales can feel sluggish. A market with rising inventory and rising sales can feel active, competitive, and healthy. Based on this latest data, New Kent looks much closer to the second category.

How New Kent Compares to Nearby Markets

James City County

James City had almost no change in new listings for February, rising just 0.7%, while sales fell 19.7%. Year to date, sales were also down 10.2%, even though prices were still higher than last year. Inventory jumped 38.6%, which means sellers there are facing more competition without the benefit of stronger sales momentum.

York County

York had a strong increase in new listings, up 33.3% in February and 29.4% year to date. But sales were down 12.0% for the month and 13.1% year to date. Average and median prices were also down. More inventory and fewer sales can make pricing strategy especially important there.

Williamsburg

Williamsburg showed a big jump in February new listings, up 83.3%, but sales for the month fell sharply from 8 to 3, down 62.5%. Year to date, sales improved 40.0%, but prices remained down compared with last year. That market appears more volatile month to month.

Charles City County

Charles City posted dramatic percentage gains, but with a very small number of transactions, those swings can be less reliable as indicators of broader trends. It is still worth watching, but it is a much smaller market.

What This Means for New Kent Sellers

If you are a homeowner in New Kent thinking about selling, this market offers opportunity, but it is not a market to take lightly.

Yes, more homes are selling. Yes, year-to-date prices are up. Yes, buyer demand appears to be holding.

But inventory is also rising. Buyers have more choices. That means pricing right, presenting the home well, and marketing it aggressively matter more than ever.

This is not the kind of market where a seller can just throw a home on the market and assume it will outperform the competition. The homes that win are the homes that are properly prepared, strategically priced, and exposed to the right buyers from day one.

That is especially true in New Kent, where neighborhoods can behave very differently from one another. A home in Brickshire may attract a different buyer pool than one in Quinton or Lanexa. Lot size, age, layout, upgrades, HOA structure, amenities, and location all affect how buyers respond.

What This Means for Buyers

For buyers, New Kent may offer one of the more attractive combinations in the area right now. Inventory is improving, which means more options. At the same time, the market still shows solid demand and upward price movement year to date, which suggests that desirable homes can still move when priced right.

In other words, buyers may have more breathing room than they did in the ultra-tight market of past years, but they should not mistake that for weakness. Well-priced homes in desirable New Kent locations can still command strong attention.

The Bottom Line

The latest published data shows that New Kent County is having a notably stronger start to 2026 than many nearby markets.

Year to date, New Kent has:

  • 25.0% more new listings

  • 23.9% more sales

  • 8.5% higher average sales price

  • 7.3% higher median sales price

  • 28.7% more active listings

That is a meaningful combination of growth.

February alone had a few mixed signals, particularly with the monthly median price decline, but the bigger picture remains encouraging. New Kent is showing stronger momentum than many surrounding areas, and for sellers who position their homes well, that can create real opportunity.
