July Market Surge in the WAAR Region: Inventory Climbs, Prices Hold, and Buyers Are Active! by Tia Stanley – RE/MAX CAPITAL

If you've been watching the real estate market in the (WAAR) region, buckle up—July was anything but slow. I recently published an AD about potential price capitulation coming in 2026 as market shifts, but right now that is indeterminate and nothing is across the board.  Whether you're thinking about selling, buying, or just love tracking local trends, these updates give you a pulse on where the market is heading in New Kent County, Williamsburg, James City County, Yorktown, Gloucester, and surrounding areas.


Closed Sales: Momentum Returns in Key Markets

Home sales were up 4.2% regionwide in July compared to the same time last year - marking a notable boost in activity across the WAAR footprint. A total of 321 homes closed, which is 13 more than July 2024.

  • New Kent County was one of the hottest pockets, jumping +31.7% with 13 additional home sales.

  • York County followed with a solid +18.6% increase, closing 16 more homes than the previous July.

  • However, not all areas saw gains:

    • Williamsburg dropped -58.8% (10 fewer closings).

    • James City County slipped -4.4% with 7 fewer closings.

This shows how hyper-local the market really is,some areas are heating up, while others are seeing a seasonal slow-down.


Pending Sales: Buyers Aren’t Waiting Around

For the third consecutive month, pending sales rose in the WAAR region, a sign that buyers are staying active and deals are still moving forward.

  • Total pendings reached 239, a +16% year-over-year increase.

  • York County was on fire with a +48.9% surge in pending contracts.

  • James City County ticked upward with a +7.8% increase.

  • Williamsburg bucked the trend with a -26.7% decline in pending activity.

If you’re a seller in York or New Kent, this data screams opportunity, buyers are circling.


Home Prices: Still Climbing (With Some Exceptions)

Overall, home prices continue to rise throughout the WAAR area, even as interest rates challenge affordability.

  • Median sales price across the region: $469,000, up +3.8% or $17,300 more than last July.

  • Williamsburg posted a jaw-dropping +71.1% increase, soaring to a $650,000 median, up a massive $270,000.

  • James City County and York County also remained strong (figures not specified, but reflected in the overall median increase).

  • New Kent County saw a -4.1% dip, with median price at $460,200, down $19,750.

  • Charles City County remained steady at $300,000, unchanged year-over-year.

For sellers: Knowing your local micro-market is everything. Price strategy matters more than ever in a shifting landscape.


Inventory Watch: A Wave of New Listings Hits the Market

Active listings exploded in July, giving buyers more options and increasing competition for sellers.

  • Total active listings: 978, a sharp +57% year-over-year rise.

  • James City County added 215 listings (+78.2%).

  • York County added 74 listings (+42%).

This is the most robust inventory we’ve seen in a while and it's reshaping negotiation power.
